Real Estate Commission Rebate

Get a 10% Rebate on Real Estate Commissions!
While you may not hear that from just about every other Real Estate Agent, it's not too good to be true!  This is a genuine offer because I know there are many agents to choose from when you're selling your home, and I want to be Your Realtor® in San Diego, or refer you to a Realtor® in your area if you're not in San Diego!

Why use a Realtor®?
While it's possible to sell your home by yourself, it's very complicated and best left to professionals unless you have experience with all of the legal documents, negotiating offers and counter-offers, escrow, title, etc. Plus, you'll most likely sell it faster and for a better price when using a licensed, experienced Realtor® to list and sell your home, because your home will be listed on the MLS (Multiple Listing Service) and accessible to thousands of local Real Estate Agents with potential buyers for your home. Your Realtor® will take care of the negotiating and making sure the buyers are qualified to purchase your home, escrow, title and all of the many time-consuming details that go along with a Real Estate transaction.

Did You Know?
Unlike most professions, a Real Estate Agent does not get paid until the close of escrow. This means that it costs you ZERO DOLLARS in fees up front to list your home with a Realtor® and let them handle the sale. They will only get paid at the successful close of the transaction or sale of your home. It's money well spent considering you're probably going to get a better price and a better bottom-line result on your transaction without all of the headaches and risks of trying to sell it yourself.

So now that you know that there's no up-front cost to hiring a Realtor® to sell your home and that it's definitely the BEST way to sell your home, who do you call? Just like any other profession, not all Real Estate Agents are created equal, and not all agents are Realtors®, adhering to higher standards.

Now to the part you've been waiting for. It's my philosophy that giving back is important to the success of my career and personal goals in life. Therefore, when you list your home with me and let me handle the sale, I will share 10% of my net commission* with you at the successful close of escrow. Wow - I'll bet you don't hear that very often! While I'm a licensed Realtor® in California and can easily handle your sale here, if you're in another state I can still refer you to another qualified Realtor® in your area and share 10% of my net referral fee* from that agent as well.

*Net Commissions Details
It's typical or customary to pay a Real Estate Agent 6% of the sale price of your home at the close of escrow. Your agent (the listing agent) will split that commission with the buyers agent, usually 50-50, so they each get 3%. Then out of that 3% your agent will pay Broker fees, which is usually a percentage of the transaction. Whatever is remaining after all fees are taken is the net commission. I will then share 10% of that net commission back to you, payable through escrow at the close of the transaction.  Please note that the commissions a home seller pays the listing agent are negotiable in many cases, so this is only a guideline and not necessarily the exact percentage that may be paid on the transaction.

The same concept applies for referrals. When you let me refer you to another Realtor® in your area, I will receive a referral fee (usually a percentage) from that Realtor® out of their commission. I have to pay the same Broker fees, etc. out of my commission and what's left over is my net commission. I will share 10% of that also!

When you do the math on the sales price of a home, you can see how much money that can be back in your pocket!

Exclusions
Non-Profit Group or other Referrals: If you are being referred to me by a non-profit group, another Realtor or any other source, the real estate commission rebate will be 5%, as I also give a 5% donation to a non-profit group, and pay referral commissions to other Realtors that give me a real estate referral.

Short-Sales: Due to banking policies, Short Sales are excluded from this offer. Why? Simply because the bank that holds your mortgage is already taking a loss on it if you're short selling (for less than what you owe), so does not want you to benefit by receiving anything back on the transaction.

However, if you are in the unfortunate situation of needing to short-sale your home, I am experienced with the complexities of short-sales and would be happy to assist you with your short-sale transaction - and you won't need to pay Real Estate Agent commissions!
